CHALLENGE: Lawrence Oxenberg was exclusively retained to relocate the personal injury law firm of Templer & Hirsch, within the small office submarket of Aventura, Florida, with only move in ready options being considered due to a rapidly approaching existing location lease expiration. Due to the firm's office property having recently been acquired, combined with their 27 years of tenancy with annual rental rate escalations, the current asking rental rate being offered for a lease renewal did not match their expectations.
ACTION: Lawrence Oxenberg quickly assembled a survey of class A-/B+ office properties in the Aventura area, and those buildings meeting the tenant's initial criteria were reviewed and subsequently toured. Ultimately, the partners of Templer & Hirsch chose to focus on two buildings, where negotiations were then initiated.
RESULT: In just over one months time, Lawrence Oxenberg, collaborating with the law firm partners, secured a new office space for Templer & Hirsch, with a favorably negotiated five year lease term. After reviewing their market options, the partners chose 2750 NE 185 Street, an owner built and occupied boutique office building, due to its exceedingly high quality and elegant common area and in suite finishes, with the new leased space being in pristine, move in condition.
