Lease Comparables (Broward): According to CoStar 18 new industrial leases were signed in Q1 2020, for spaces 10,000sf and larger in Broward County, FL (see above map). 10,000 sf was leased in the smallest deal, for a reported $10.50/sf MG, and the largest tenant took occupancy of 87,885 sf in Coral Springs, FL for a reported rate of $6.50/sf IG.
Lease Comparables (Miami-Dade): According to CoStar 46 new industrial leases were signed in Q1 2020, for spaces 10,000 sf and larger in Miami-Dade County, FL (see above map). 10,000 sf was leased in the smallest deal, for a reported $9.75/sf IG, in the long established North Miami Beach sub market, in the Sunshine State Industrial Park. The largest lease executed was for 216,780 sf (new construction) in the Miami west airport sub-market , for $10.95/sf, per CoStar.
